Conveyancing, Landlord & Tenant

Our conveyancing practice advises on and handles all aspects of property transactions in Singapore. Our diverse practice encompasses not only transactions dealing with HDBs and private properties, but also corporate-related real estate transactions. Our friendly and helpful staff coupled with our long-standing practice has enabled us to establish and develop a wide base of clientele which includes retail clients, investors, and developers. We take pride in constantly improving ourselves to keep abreast of new developments in the law, and tackling new challenges.

As a full-service law firm, we are able to communicate efficiently with other departments to effectively complement our conveyancing and property practice. Bernard Doray

Director

Bernard is the managing-director of the law corporation. He worked for the Singapore Legal Service from 1976 to 1982 and served in various Legal Departments including the judiciary of the Subordinate Courts before going into private practice in 1982. He established the present practice in 1985 and undertook a variety of litigation and advisory work particularly representation of stockbrokers during the Pan-El crisis and defence of numerous commercial crime cases. He has undertaken a variety of civil and commercial litigation at both trial and appellate jurisdictions and advised as a solicitor on cross-border transactions for acquisition of assets in Malaysia, Philippines and Indonesia. Presently he undertakes trial work and advises clients on establishing business structures in Singapore including wealth management and business succession issues.

Bernard has also acted in numerous retail conveyancing transactions including mortgages and charges to all the main banks and the CPF board. He has also personally acted in major transactions in his career including an unincorporated joint-venture sale of land and buy back of apartments which is now known as 800 Thomson; acted for the developers in the sale of a block of apartments in the project known as South Haven; the sale of landed properties in the project known as Riverina; enbloc purchase and sale of Shan Mansions (Residential) at Balestier Road and enbloc sale of Dapenso Building (Commercial) at Cecil Street.

Others

He has served the Law Society in various roles since he started practice. He has acted for the Society in the prosecution of professional misconduct cases and now regularly chairs Inquiry Committees to investigate and hear complaints against lawyers. He has served previously on the Society’s Cross Border and Multi-Disciplinary sub-committees as well as the International Relations Committee. He also tutors regularly in the Post Graduate Law Course for law graduates and is a sub-committee member of the Singapore International Chamber of Commerce and Singapore Institute of Directors. He has served as an independent director of a publicly listed company and presently holds non-executive board appointments of several privately held companies. Bernard was appointed a member of the Income Tax Board of Review in 2011.

Cannis Seng

Cannis undertakes contentious and non-contentious corporate and real-estate work predominantly for Chinese companies pursuing commercial ventures in Singapore and the ASEAN region. He has advised on and drafted contracts, and assisted in legal due diligence and audits for companies ranging from start-ups to multinational corporations.

Cannis is routinely engaged on a retainer basis by high net worth clients to deal with matters relating to their companies, personal property transactions, personal trust instruments, and dispute resolution. Cannis was also involved in the negotiation and drafting of documentation for several en-bloc redevelopment projects.

Cannis has native written and spoken fluency in English and Mandarin, and has some experience in Legal Chinese through interaction with Chinese counterparties and while on exchange in Shanghai’s East China University of Law and Politics.

Daniel is a general litigation lawyer, with a substantial practice in family law.

Called to the Singapore Bar since 2010, he has undertaken a wide and diverse range of contentious and non-contentious matters in the following areas:

Juwairiyah Binte Yasin

Juwairiyah specialises in real estate legal work including conveyancing, property law, and landlord and tenant law. Her experience with developers, financial institutions, corporate and individual clients, and regulators provides invaluable insight.

Juwairiyah graduated with LLB (Hons) degree from the National University of Singapore and was called to the Bar in 1986. Before entering the legal profession, she worked in the public service at the Registry of Trade Marks and Patents and later at the Insolvency Office.

She has substantial experience in conveyancing and property law, landlord and tenant law and general solicitors’ work. She has advised clients on the sale and purchase of residential and commercial properties, JTC and HDB properties and project development. She has acted for developers in the sale of projects such as Regent Grove, Envio, 8 Rodyk, Glades, Corals at Keppel Bay and Reflections. Her transaction experience included advising clients on mortgage and refinancing matters for major banks and financial institutions in Singapore such as DBS, UOB, OCBC, Maybank, HSBC (Singapore) Ltd and Hong Leong Finance.

She has also represented clients, both individuals and corporate, on leases of residential and commercial properties.

In the course of her work, she has had considerable experience in dealings with regulatory authorities on real estate matters such as the Singapore Land Authority, Inland Revenue Authority of Singapore, Urban Redevelopment Authority and Building and Construction Authority.

Patrick is a professional lawyer with the ability to communicate and connect with clients at all levels. He is an experienced negotiator in achieving the best outcomes for clients. He has over three decades of experience in civil law, criminal law and commercial law.​

Patrick was admitted to practice in Singapore in 1983, in Western Australia in 1990, and in Victoria in 1999. He is an accomplished trial lawyer with experience in criminal law and a good track record in court adjudication and arbitration. Patrick has a wide range of disputes experience, including corporate, commercial, intellectual property, insurance, building and construction disputes. Patrick is skilled in handling high value work such as joint ventures, purchases of companies and businesses, insolvency work, distributorships, energy projects, trusts, wills, probate & administration, criminal law and conveyancing.

Lai Sim has been practising for over 30 years specializing mainly in conveyancing work. In her years of practice, she had worked with a myriad of clients, private individuals, financial institutions, corporations, developers, trustees and statutory boards.

She has experience in both corporate and retail conveyancing including drafting, negotiating agreements for sale and purchase of properties, preparation of documents pertaining to financing, negotiating and drafting complex agreements for the purchase and sale of REITS.

She has acted for developers in development projects and en-bloc sales and purchases.

Her scope of work also covers tenancies for private and commercial properties and the purchase, financing and sale of JTC and HDB properties.
