Property

The firm has established its conveyancing practice since the firm's founding. It is recognised as a leading conveyancing firm in Singapore. The firm acts for individuals, corporations, banks, financial institutions, statutory boards and major developers in Singapore as well as overseas.

The firm provides comprehensive legal services for all aspects of work relating to the development of property. These include advice on sale and purchase agreements for individual units, commercial and residential buildings and en-bloc sale of properties, joint ventures for building and property development, building and construction agreements, financing arrangements for the development of property and land acquisition by government bodies.

The firm is recognised for its expertise in resolving complicated problems on titles to land, mortgages and other issues relating to the law of property. The firm also advises and handles referrals from other legal firms and institutions on complex conveyancing and property-related matters.

In the Property practice group’s Landlord and Tenant services, the firm represents not only major landlords in Singapore but also many tenants.

In servicing Landlord clients, the firm works with them to develop master agreements for leases of large commercial complexes in the retail, commercial and industrial sectors. These master agreements extend to all aspects of the building and cover matters such as redevelopment, major asset enhancement works, relocations, purchase of bulk electricity as well as assignments of Landlord’s interests where a REIT is contemplated. In addition, the firm also provides Landlord clients with other ancillary documentation and advice relating to their leased buildings such as licences, assignments, surrenders and consent terms.

For Tenant clients, the firm provides extensive advice as to their lease provisions and where required, negotiates lease terms on their behalf with their Landlords. The necessary amendments following successful negotiations are then undertaken by the firm on behalf of Tenant clients.

The Property practice group is full serviced in all aspects of landlord and tenancy law and works closely with the Litigation practice group where lease provisions need to be enforced or re-entry needs to be effected.

Yeung Shun Yun has over 30 years of experience in legal practice. She practises property, commercial and banking law and has acted in numerous property transactions for developers, vendors, purchasers and banks.


She advises the firm's clients on all aspects of residential, commercial & industrial development projects and is actively involved not only in early acquisition negotiations, but also completion of the necessary transactional documents and subsequent sales to end purchasers. As a necessary corollary to her primary area of practice, she has also been extensively involved in advising her clients on documentation relating to the financing of their real estate transactions in Singapore. Shun Yun's practice also sees her advising her clients in lease matters, en bloc sales, collective agreements, mortgagees' sales as well as estate, probate and trust matters.


In her Estate practice, she advises legal personal representatives on their duties and beneficiaries as to their rights. Where estate assets comprise of land, Shun Yun is also involved in family arrangements, settlements and public tender sales of estate property.


She currently serves as legal advisor to the Singapore Wui Leng Thung Heon Wui.

Huang Lui was admitted to practice in Singapore in 1968. She received her LLB (Hons) in 1967 and her LLM in 1971. She practises in the areas of property, banking, finance and securities and corporate and commercial law.


She has extensive experience in property work and has acted for many leading developers, banks and financial institutions. Her work includes advice and contract documentation for development projects for landed properties, condominiums, commercial buildings, industrial land and buildings, en-bloc sale and purchase and leases for commercial, industrial and residential properties.


Building on her experience in property work over the years, she has also acquired substantive experience in corporate, commercial, banking, finance and securities work including the preparation of sale and purchase of shares agreement, sale and purchase of business and assets agreement, joint venture agreement, financial and loan documentation.


She is proficient in the Chinese language and is able to read and write Chinese.

Alice Seah has been in legal practice for over 30 years and practises in the areas of property, commercial, construction law, general litigation, estate planning and probate, leases and tenancies and family law. She received her LL.B (Hons.) from the University of Singapore in 1977.


She specialises mainly in property law, and has extensive experience acting for developers, vendors, purchasers and financial institutions. She advises developers in the purchase of land from public sector agencies and private owners, and on legal aspects of residential, commercial and industrial development projects. Other areas of work include structuring joint venture agreements for property transactions, lease and tenancy matters and mortgagee sales.


She has been appointed as a Commissioner for Oaths and Notary Public since 1 April 1998.


She is active in community work, and has been involved in fund raising for the President's Charity, Home Nursing Foundation and the Singapore Symphonia Company Ltd.

Blossom Tan graduated from the National University of Singapore in 1989 with LLB (Hons). She was admitted to practice in 1990, and made a partner of the firm in 1996. Blossom now practises in the areas of property law, banking, finance and corporate law.


She has been involved in a wide variety of land transactions including joint ventures for property developments. In the course of her work, she has represented individuals, developers, major financial institutions, government and statutory bodies. Under her property practice, Blossom is extensively involved in preparing documentation relating to, and advising on, all aspects of leases. Her current portfolio includes preparing and advising on leases for major landlords in Singapore.


In the course of her banking and finance practice, Blossom has handled loan and security documentation, rendered legal opinions to foreign lenders on Singapore based securities and presented papers in seminars.


Blossom currently acts as Company Secretary for several private limited companies. In her corporate law practice, Blossom has advised on joint ventures, acquisitions and disposals of businesses and companies, shareholder agreements, as well as franchise, agency and distributorship arrangements. In addition, Blossom has given advice in respect of liquidations and schemes of arrangement.

Chua Siak Kim was admitted to practice in 1974 and has over 30 years of experience in legal practice. He joined Oehlers & Choa in January 1977 which firm subsequently merged with Wee Swee Teow & Co in 1989. He obtained his Master of Laws degree from the University of Queensland, Australia in December 2002.


In the course of his practice, he has acquired experience in property, banking and solicitor’s work including probate and administration and estate matters. He has acted for individuals, companies, financial institutions, developers and statutory boards in leases, collective sales, development projects, sales, purchases, mortgages and Central Provident Fund Board related transactions, including documentation and advice.


He now practises in the firm as a Consultant.
